What kind of return should I expect?We evaluate multiple opportunities and only present our investors with those that meet the following expected performance goals: 5% to 7% Average Annual Cash Flow (distributed on a quarterly basis.) 12% to 15% Annualized Cumulative return from all sources. This includes cash flow and equity growth as reflected by appreciation and principal pay down (realized at an equity harvesting event.) Note: These are not guaranteed returns. This type of investing is not a good fit for everyone. We can help you determine if multifamily investing makes sense for you.

Why should I invest with you?You should not until we have a conversation and determine if there is mutual fit in each of our goals. Our investment thesis is to acquire Class B or C properties built after 1980 in the Texas metro markets and Phoenix. We look for value add opportunities to increase rent and reduce expenses by taking a pro active operational role. We will occasionally invest in Class A properties too when we see a significant opportunity. All of our investments are conservatively underwritten by some of the best lending underwriters in the commercial multifamily industry.

What kind of funds can I invest?There are many ways you can participate in this type of investing. You can invest with cash, using Self-Directed Ira’s, 1031 Exchanges (for investments over $500K), taking a 401K loan and more. Please contact us if you are interested and we can share more information

Who can invest?Our investments are open to approved, Accredited Investors. Accredited Investors are individual investors who either have a net worth of at least $1,000,000, excluding the value of one’s primary residence, or have earned income over each of the last two years of at least $200,000 and have the expectation to make the same amount in the current calendar year. If you don’t qualify under that standard, you can choose to combine your income with your spouse and the threshold for qualification would be $300,000.
